Short version, because most of what follows is the long version of it. We sell you a copy of what Florida associations told the state about who runs them. We think it's the cleanest source there is for this. We don't promise it's perfect, and what you do with it after you download it is on you.

1. What you're buying

A credit. One credit unlocks one officer record, and a record is the name, the board role, and the mailing address exactly as it appears on a corporate filing with the Florida Department of State, Division of Corporations. Each record also carries the association's document number so you can pull the same filing yourself.

Credits don't expire. They're tied to the account that bought them and they aren't transferable to another account.

2. What you're not buying

No email addresses. No phone numbers. The state filing doesn't contain them and we don't append them from anywhere else. If that changes we'll price it separately and say where it came from.

You're also not buying leads. Nobody on this list asked to hear from you. They're officers of incorporated entities, listed in a public document, and that's the whole basis for us having their information.

3. Refunds

Credits are refundable while they're sitting unused in your account. Email us and we'll send the money back for whatever you haven't spent.

Once a credit unlocks a record, that one's gone. You have the data at that point and we can't take it back, so we can't refund it either. Buy the smallest pack first if you want to check the quality before you commit.

Check before you spend. Ask us for 25 records from your county at no charge, look them up on the Division of Corporations site yourself, and then decide. That offer exists so nobody has to take our word for the accuracy.

4. Accuracy, and what we don't promise

Every record reflects the most recent annual report on file for that association. Florida associations file once a year, usually somewhere between January and May. So a record can be up to a filing cycle old.

Boards turn over at annual meetings. Somebody can resign in June and the filing won't show it until the following spring. People move. Management companies change. We don't claim every officer named here is currently seated, and we don't warrant the data is complete, current, or fit for any particular purpose. It's a copy of a public filing, offered as is.

What we do stand behind: every row came out of the state file, nothing is invented, and nothing is scraped from a directory.

5. Your compliance obligations, which are entirely yours

This is the part worth reading twice.

If you call, text, fax, email, or mail anyone on a list you bought here, you are the one on the hook for doing it lawfully. That includes, and isn't limited to:

Officers of incorporated entities sit differently under some of these rules than consumers at home do, and a residential mailing address for a board member can blur that line. We're not your lawyer and this isn't advice. Talk to counsel before you run a campaign.

You agree not to use these records to harass, threaten, stalk, or intimidate anyone, and not to resell or redistribute the raw data as your own list product.

6. Your account

Sign-in is a link sent to your email, so whoever controls that inbox controls the account. Keep it secure. You're responsible for what happens under your account.

We can suspend an account that's being used for something illegal, or that's redistributing the database wholesale. If we do that with credits still unused, we'll refund those.

7. Liability

To the extent the law allows it, our total liability to you for anything connected to this service is capped at what you paid us in the twelve months before the claim. We aren't liable for lost profits, lost business, or any indirect or consequential damages.

You'll cover us for claims that come out of how you used the data, including regulatory penalties from your own calling or mailing.

8. Changes

We may update these terms. If a change actually matters we'll email the address on your account before it takes effect. Credits you already bought keep the terms you bought them under.

9. Governing law

These terms are governed by the law of [STATE], without regard to conflict of law rules.

10. Contact

Questions, refunds, corrections, or a request to be removed from the database: hello@verifiedcontacts.ai. If you're an association officer who wants your record suppressed, say so and we'll take it out of the sellable set. We can't change what's on file with the state, only what's in ours.
