Two different groups of people show up on this page. There are the people who buy from us, and there are the association officers whose names are in the database. Their situations aren't the same, so they're written up separately.

Part one, if you're an association officer

Where your information came from

Florida community associations are nonprofit corporations. Every year they file an annual report with the Florida Department of State, Division of Corporations, and that report names the officers and directors along with an address for each one. The Division publishes the whole corporate file as a public download. That's the source. All of it.

We didn't scrape a directory, buy a broker list, or get your information from your association. If your name and address are here it's because they're on a document that anyone in Florida can pull up for free, and we made it easier to search.

What's in the record

That's it. No email address. No phone number. No date of birth, no financial information, nothing about your household, and no data bought from any broker. The address is frequently a management company's office rather than a home, but not always, and we treat all of it as sensitive either way.

Who can see it

Nobody browsing the site can see your name. The public search shows the association, the city, the ZIP, how many officers are on the board, and the roles. A person's record only becomes visible to somebody who has an account and has paid for that specific record, and buyers agree in the terms not to redistribute it or use it to harass anyone.

You can ask us to take your record out. Email hello@verifiedcontacts.ai from any address, tell us your name and the association, and we'll suppress it. You don't have to explain why, and there's no form. We usually turn these around within a few business days. Two honest limits: we can't change what the state has on file, only what's in our copy, and we can't recall a record somebody already downloaded.

How long we keep it

The database is rebuilt each time the state publishes a fresh file. A record that no longer appears in the state file drops out of ours on the next rebuild. A suppression request is kept on a permanent list so your record doesn't come back the next time we rebuild.

Part two, if you're a customer

What we collect from you

We don't ask for your name, your company, or a password.

Payment

Stripe handles the card. Your card number never reaches us and we never see it. Stripe sends back a customer reference and the amount, and that's what we store. Stripe's own privacy policy governs what they do with it.

Who we share your information with

Our processors, and nobody else. Supabase hosts the database and the sign-in system. Cloudflare serves the site. Stripe processes payments. We don't sell customer data, we don't run ad retargeting pixels on this site, and we don't hand your email to anyone for marketing.

We'd disclose information if a court ordered it. If that ever happens and we're allowed to tell you, we will.

Cookies

One, and it's the sign-in session so the site remembers you're logged in. No analytics cookies, no advertising cookies, no third party trackers.

Your rights

Ask us for a copy of what we hold about you, ask us to correct it, or ask us to delete your account and everything attached to it. Email hello@verifiedcontacts.ai. Deleting the account removes unlocked records from your side of it, so export anything you want to keep first.

Security

Officer records sit behind row level security in the database, which means the rule about who can read a row is enforced by Postgres itself and not by the website. An anonymous visitor cannot read the contacts table at all. A signed-in customer can only read rows they've paid for. Nobody can read it straight out of the browser.

No system is perfect. If you find a hole, email us and we'll fix it and credit you if you want the credit.

Children

This isn't for anyone under 18 and we don't knowingly collect information from anyone under 18.
